What does roadway and site paving construction include?

Pavement that waves, ruts, or cracks within the first year is almost always a subgrade or base problem. Proper proof-rolling, density testing, and remediation before base placement prevent expensive failures after CO.

Subgrade Verification & Remediation

Before placing any base material, the subgrade is proof-rolled with a loaded dump truck or compactor. Soft spots are undercut, backfilled with suitable material, and re-compacted. Density tests confirm the subgrade is ready before base placement begins.

Limerock Base Placement & Testing

Florida limerock base is spread, shaped, and compacted in controlled lifts. Density testing by the project's materials testing lab confirms that each lift meets the LBR and compaction specification before the next lift is placed.

Concrete Curbing & Drainage Inlets

Curb and gutter is formed and poured ahead of paving. All inlet throats, valley gutter sections, and handicap ramp grade breaks are set to the design profile so paving can follow without grade adjustments.

Asphalt Paving

Type S asphalt is placed with a calibrated screed to the design thickness and cross-slope. Breakdown, intermediate, and finish rolling sequences follow the mix manufacturer's temperature guidelines. Core samples confirm thickness where required.

ADA Ramps, Markings & Fire Lanes

Curb ramps are constructed and measured for compliance. Thermoplastic or paint markings are applied after paving has cured — stall lines, ADA symbols, arrows, stop bars, and fire lane designations. Final punch-list is completed before turnover.

What is limerock base and why is it used in Florida?+
Florida limerock (also called LBR base) is a crushed limestone material native to Florida. It is widely specified as a road base because it is locally available, cost-effective, and performs well when properly compacted. FDOT specifies LBR (Limerock Bearing Ratio) values and compaction requirements that must be met and verified by materials testing before asphalt is placed.
What is Type S asphalt?+
Type S (Superpave) is the most common asphalt surface course specification in Florida. Type S-I has a coarser gradation typically used as a leveling or binder course; Type S-III is a finer-graded surface mix used for the wearing surface. The project engineer and local agency specification determine which type and thickness is required for each application.
What are the ADA requirements for curb ramps on commercial projects?+
Current ADA Standards (ABA) and FDOT Roadway Design Standards require curb ramps with a maximum running slope of 1:12 (8.33%), maximum cross-slope of 1:48 (2.08%), minimum width of 36 inches, and detectable warning surfaces (truncated domes) at the back of curb. Exact geometry varies by ramp type (perpendicular, parallel, or blended transition). We follow FDOT Index 304 and ADA Standards on all commercial projects.
What are typical fire lane requirements in Central Florida?+
Fire lane requirements are established by the local fire marshal and NFPA 1. Common requirements include a minimum 20-foot unobstructed travel way width (often 24 feet for two-way), vertical clearance of 13'6", turning radii sufficient for fire apparatus access, and continuous pavement capable of supporting fire truck loads. Markings — red curb paint, "FIRE LANE NO PARKING" stencils — must be maintained.
How do you handle soft or unstable subgrade conditions?+
Soft subgrade conditions — wet clays, organic material, or loose sands — are identified during proof-rolling before base placement. Remediation options include undercutting and replacing with suitable fill, stabilizing in place with lime or cement, or installing geotextile fabric over the soft material. The approach is typically coordinated with the project's geotechnical engineer.
