Permit & SWPPP Review

Before mobilizing, our team reviews the water management district permit, approved construction plans, and the SWPPP. We confirm erosion control installation requirements and stage our BMPs for day-one mobilization.

Erosion Control Installation

Silt fence, turbidity barriers, inlet protection devices, and stabilized construction entrances are installed before clearing begins. Florida DEP and water management district inspectors may be on-site early; we are ready for them.

Mass Excavation & Rough Grading

Pond basins are excavated to permit stage-storage. Earthwork is balanced on-site where possible to minimize haul costs. Borrow areas and fill placement zones are coordinated with the geotechnical engineer.

Pipe Systems, Structures & Control Works

Inlets, storm pipe, junction boxes, and control structures are installed per the permitted construction set. Pipe grades are verified before backfill; control structure elevations are checked against permit drawings.

Fine Grading, Stabilization & Closeout

Pond side slopes and swales are finish-graded, seeded or sodded per the landscape plan, and littoral zone planting is coordinated. SWPPP records and as-built documentation are compiled for permit closeout.

What is the difference between a retention pond and a detention pond?+
A retention pond (wet pond) holds a permanent pool of water and provides water quality treatment through settling and biological uptake. A detention pond (dry pond) stores runoff temporarily and drains completely between storm events. The permitted design determines which type is required, and we excavate and grade either system to the approved stage-storage elevations.
Why are exfiltration trenches used in Florida instead of conventional ponds?+
Florida's high water table and sandy soils in many areas allow stormwater to percolate efficiently into the ground. Exfiltration trenches use perforated pipe in aggregate-filled trenches to distribute this infiltration across a linear footprint — useful on constrained sites where pond acreage is limited. They are subject to water management district design criteria and geotechnical infiltration testing.
What is a SWPPP and who is responsible for it on a construction site?+
A Stormwater Pollution Prevention Plan (SWPPP) documents the best management practices (BMPs) required to prevent sediment and pollutants from leaving the construction site during land disturbance. For federally-required permits (NPDES Construction General Permit), the permit holder is responsible, but we coordinate closely to ensure our field installation and BMP maintenance align with the plan throughout construction.
What makes flat terrain a stormwater challenge in Central Florida?+
Many Central Florida sites have less than one foot of grade change across hundreds of feet. Without careful grading design and precise field execution, water pools on finished surfaces, adjacent properties flood, and permitted discharge rates are exceeded. We use GPS-guided grading equipment and total-station verification to hit the design elevations that make the system work.
Do you provide as-built documentation for stormwater systems?+
Yes. Record drawings documenting final pond stage-storage elevations, control structure inverts and weir elevations, pipe locations and grades, and erosion control closeout are prepared and delivered to the engineer of record for submission to the water management district upon permit closeout.
