Does Earthscapes work as a subcontractor or a prime contractor?+

Both. On most commercial projects we work as a site development subcontractor to a General Contractor, self-performing the civil scope. For municipal and agency work we also contract directly as prime, managing submittals, schedules, and inspections ourselves. The contracting structure is confirmed during the bid phase so accountability is clear from day one.

What counties does the civil division cover?+

We deploy heavy equipment within roughly a 100-mile radius of Greater Orlando — including Lake, Sumter, Marion, Citrus, Hernando, Orange, Seminole, Osceola, Polk, Volusia, and Brevard counties. See our county pages below or the full service area map for details on where we actively bid work.

How do the civil, landscape, and maintenance divisions coordinate?+

All three divisions share one operations office, one fleet, and one project management structure. On projects that span divisions — site development followed by landscape installation, then ongoing maintenance — a single point of contact carries the project through, eliminating hand-off gaps between separate vendors.

What should we include in bid documents for a civil scope?+

Send the civil drawings, geotechnical report (borings and Proctor data), grading and drainage plans, the SWPPP if issued, and the bid form with any unit-price structure. Site address and access notes help us walk the site before pricing. The more complete the package, the tighter and more comparable our number will be.

How are changes and unforeseen conditions handled?+

Differing site conditions — rock, muck, unmarked utilities — are documented immediately with photos, measurements, and survey shots, then submitted to the GC or owner with a proposed resolution and cost before we proceed. No surprise change orders after the fact; everything is priced and approved in writing first.
