Soil & Site Conditions

Predominantly sandy flatwoods soils typical of Central Florida — excellent drainage but low load-bearing capacity until compacted. Muck deposits common near lake shorelines and wetland margins. Clay hardpan at variable depths can limit infiltration and affect stormwater system design. Lake County's rolling terrain around Clermont and Minneola is unusual for Florida and adds cut/fill balancing considerations to grading plans.

Permitting & Regulatory Notes

Lake County Development Services processes Site Development Permits. ERP permits go through SJRWMD. The Wekiva Study Area in eastern Lake County has additional environmental review requirements. The county has active NPDES MS4 permit obligations that affect stormwater design standards.
