Do you install landscaping as a sub under a GC, or contract directly?+
Most of our landscape work is performed as a subcontractor to General Contractors on commercial builds, where landscaping is the final gate before Certificate of Occupancy. We also contract directly with developers and owners who self-manage. Either way, our submittal, substitution, and coordination process stays the same.
What geography does the landscape division serve?+
We install commercial landscape and irrigation throughout Central Florida, primarily Lake, Sumter, Marion, Citrus, Hernando, Orange, Osceola, Polk, and Volusia counties, with crews based in Lady Lake. Larger installations outside that footprint are considered case by case — check the county pages below or ask during bidding.
Can the landscape division work alongside your civil division on the same site?+
Yes — and it is one of the strongest reasons GCs hire us. When our civil division finishes grading and utilities, our landscape crews follow on the same schedule with shared supervision. There is no coordination gap between site work and planting, and irrigation sleeving is planned before pavement goes down.
What should bid documents include for a landscape scope?+
Include the landscape and irrigation drawings, the planting legend and specifications, the project schedule, and any phasing requirements. Flag long-lead specimen material early — large-caliper trees and palms often need to be reserved at the nursery months ahead. We review plans for constructability before submitting our number.
How are plant substitutions and changes handled?+
When specified material is unavailable or a field condition forces a change, we submit a formal substitution request to the landscape architect and GC with equivalent alternatives, pricing impact, and photos. Nothing is swapped in the field without written approval, which protects the design intent and the warranty.
