Soil & Site Conditions
Orange County terrain is mostly flat sandy soils with a high seasonal water table across much of the developed area. Organic muck soils are common around the county's many lakes and along wetland systems, frequently requiring demucking and surcharge or fill programs before vertical construction. Stormwater design is a dominant cost driver — most sites require engineered retention or connection to regional systems.
Permitting & Regulatory Notes
Unincorporated projects go through Orange County's development review; the City of Orlando and more than a dozen other municipalities run their own permitting. ERP is generally through SJRWMD. Many corridors have overlay districts and appearance standards, and FDOT coordination is common given the density of state roads.
Market & Growth Overview
Orange County is the commercial center of Central Florida. Development pressure runs across the I-4 corridor, the SR-429 western beltway, the SR-408/SR-417 interchange zones, and the tourism corridor around International Drive. Industrial and distribution growth is strong near the airport and the SR-528 corridor. West Orange (Winter Garden, Horizon West) remains one of the fastest-growing submarkets in the state.

We serve Orange County on a project basis — civil site development and, where the project supports it, landscape installation under the same contract. Recurring lawn maintenance routes do not currently extend to Orange County.
